After months of discussion, the Lake Havasu City Council could vote Tuesday to approve a lease agreement with Bradley Chevrolet for a right-of-way parcel south of the dealership.
A lease agreement would initiate work on landscaping the parcel as part of the city’s Master Landscaping Plan and Connecting Havasu project.
Landscaping of the right-of-way is to be considered as part of the State Route 95 landscaping project. Landscaping the right-of-way would fall on Bradley Chevrolet’s shoulders with no cost to taxpayers.
A 70 by 20 foot parcel, the right-of-way sits just west of Circle K on Industrial Boulevard.
According to the lease agreement, Bradley Chevrolet intends on using the parcel for additional vehicles, which indicates some expansion on the part of the dealership.
The agreement does stipulate no access would be allowed from State Route 95 from the parcel.
It also stipulates the dealership could not wash or fuel any vehicles on the parcel of land.
Calculated at $10 per square foot, the lease rate is a reduced municipal rate that would amount to $58.33 per month. The city would accumulate a total of $699.96 per year, with adjustments to the lease rate every five years, based upon the increase in the Consumer Price Index.
The right-of-way had originally been intended as an alleyway, as was indicated at the Oct. 28 meeting, but plans were abandoned several years ago, according to Developmental Services Director Larry Didion.
Didion also informed the council at the meeting the lease agreement would prevent drivers from using the parcel to avoid the traffic light at Industrial Boulevard and State Route 95.
Didion noted at the meeting the city had abandoned the use of the parcel as a right-of-way.
The council also could also come to an agreement Tuesday with Bradley Chevrolet to landscape another right-of-way parcel in front of the dealership.
At the Oct. 28 meeting, the council asked Bradley and the City Staff to discuss the possibility of a reimbursement plan for the landscaping of the entire portion of the Arizona Department of Transportation land directly in front of the dealership on State Route 95.
If approved, the city would reimburse Bradley Chevrolet the actual cost of landscaping the ADOT right-of-way. The reimbursement reflects the current rental rate for property leased by the city and is set to not exceed $38,976 with a monthly reimbursement of $258.33 to the dealership. The city would have the option of paying off the entire amount at any time without penalty.
Bradley Chevrolet has already come to an agreement with Sunworld Landscape & Construction Company out of Lake Havasu City for the landscaping. The accepted bid came in at $46,870.
The Special Meeting will be held inside the Council Chambers at the Police Facility Tuesday at 4:30 p.m.
